For local property teams, the milestone matters because Jeddah has often been overshadowed by Riyadh's headquarters boom and giga-project announcements. Visible progress on the tower gives the Red Sea city a concrete luxury and mixed-use story again.
Residential demand depends on more than height
The tower can attract attention, but the housing effect depends on infrastructure, services and surrounding district delivery. Large mixed-use projects create value when residents can live, work, shop and access transport without depending entirely on speculative off-plan demand.
