Izmir Price And New Tenant Rent Falls Split Turkey's July Housing Index

Turkey's July housing data show why city-level reading matters: Istanbul and Ankara prices rose on the month, while Izmir recorded declines in both the house price and new-tenant rent indexes.

The National Index Rose Nominally

The central bank's residential property price index rose 1.5 percent from June and 25 percent year on year in July. Adjusted for inflation, however, prices were down 5.1 percent, so nominal growth did not equal real appreciation.

Izmir Moved Differently

Istanbul prices rose 2.7 percent on the month and Ankara 2.2 percent, while Izmir fell 0.5 percent. The new-tenant rent index also declined 1.8 percent month on month in Izmir, unlike Istanbul and Ankara.

Annual Rent Growth Still Looks High

New-tenant rents were up 28.4 percent nationally in nominal terms and 32.4 percent in Istanbul, but real rent growth was negative after inflation. Investors should model real returns, not only headline annual increases.

Buyer Checks

Purchasers should compare central-bank index trends with district deed prices, earthquake resilience, building age, title status, maintenance, tenant law exposure and financing cost. Izmir buyers should verify whether local softness is district-specific.

Outlook

Istanbul retains stronger nominal momentum, but real-price pressure keeps buyer discipline important. Izmir's July decline shows that even large-city markets can diverge when affordability and local supply shift.
