A recent Land Use Policy study analysed Istanbul real estate values using geographic and nonlinear methods across environmental, physical, economic, migration and transportation variables. It found apartment size, socioeconomic score, building age, pollution and heat variables among important predictors.
Transport Effects Are Complex
The study also highlighted nonlinear links between transport variables and prices, including a negative relationship between minibus line length and housing prices in one model. That reinforces the need to evaluate local access quality rather than count every transport feature as positive.
Earthquake And Age Remain Central
Istanbul buyers already weigh earthquake compliance, building age and retrofit quality. New analytical work strengthens that approach because old stock can carry materially different risk even in a desirable district.

Buyers should compare building age, structural documents, floor level, transit access, air quality, heat exposure, management condition and recent district sales. Antalya-style foreign-buyer logic should not be applied to Istanbul family housing.
