Istanbul Leads As Turkey July Home Sales Drop To 123,603

Turkey's July housing data showed a national slowdown, with total home sales falling to 123,603 and the second-hand market accounting for nearly two-thirds of transactions.

July Sales Fell Year On Year

TurkStat data reported by local agencies showed total home sales down 17 percent from July 2025. First sales fell 8.6 percent to 42,529, while second-hand sales dropped 20.8 percent to 81,074.

Resales Define Liquidity

Second-hand homes made up 65.6 percent of July transactions, making resale evidence the key pricing reference for Istanbul, Ankara, Izmir and resort markets. Developer launch prices need to be tested against what existing owners can actually sell.

Istanbul Needs Micro-Market Reading

Istanbul's districts differ sharply by transport access, earthquake-renewal risk, land scarcity and household income. A new apartment in a regeneration zone does not behave like older stock in a peripheral district.

Buyer Checks

Purchasers should verify title, occupancy permit, earthquake compliance, building age, mortgage availability, management dues and recent neighbourhood resale prices. Foreign buyers should also confirm citizenship or residence rules before reserving, and compare lira pricing with hard-currency expectations.

Outlook

Turkey's market remains active but less forgiving. Sellers with realistic resale-based pricing should find demand, while projects relying on inflation protection alone may face longer sales periods, deeper buyer negotiation and slower cash conversion.
