Integrated Tourism Complex Pipeline Hits New High Across Oman

Oman's property market is being shaped by a record pipeline of Integrated Tourism Complex projects as first-half transactions continue to outperform much of the past decade.

ITC Supply Is Broadening

Recent local reporting cited Savills' Oman head saying ITC developments available or coming to market are at an all-time high. Named projects include remaining phases of Al Mouj, The Sustainable City Yiti, AIDA, Jebel Sifah, Sultan Haitham City, Muscat Hills and Hawana Salalah.

First-Half Deals Back The Sentiment

NCSI-based reporting placed first-half real estate transaction value at about RO 1.43 billion, up 5.4 percent year on year. Sales contracts rose in both value and count, while mortgage counts increased strongly.

Tourism Ownership Has Product Risk

ITC assets can attract expatriate and lifestyle buyers, but each project has its own service charges, rental management, handover timing and resale depth. A Muscat waterfront unit and a Salalah resort villa should not be priced from the same assumption.

Buyer Checks

Purchasers should confirm freehold or usufruct rights, escrow account details, project phase, service charges, rental programme terms, handover schedule and access to completed infrastructure.

Outlook

Oman's strongest opportunities should be in ITC projects where legal rights, infrastructure and management quality are already visible. The market risk is overselling lifestyle demand before completed communities prove occupancy and repeat resale interest.
