Hong Kong July Searches Surge While Residential Agreements Retreat

Hong Kong's July Land Registry data shows buyers and lenders kept checking records even as signed residential agreement registrations dropped sharply.

Agreements Fell Back

The Land Registry logged 6,715 sale and purchase agreements for all building units in July, down 28.8 percent from June and 6.9 percent from a year earlier. Residential agreements fell to 4,462, a 41.7 percent monthly decline and 22.6 percent below July 2025.

Value Also Declined

Residential consideration fell to HK$41.9 billion, down 44.6 percent from June. That decline shows the July pullback was not just a low-ticket mix change; fewer and lower-value registered deals both affected the month.

Searches Tell A Different Story

Public land-register searches rose to 1,466,737 in July. That suggests due diligence activity remained high, even if signed registrations cooled after stronger earlier months and project-launch timing changed the comparison base.

Buyer Checks

Purchasers should compare estate-level registrations, developer incentives, bank valuation, mortgage stress tests, lease terms, management fees, repair obligations and nearby secondary prices. A primary-launch rebate should be converted into a net price before comparison.

Outlook

Hong Kong's August figures will show whether July was only a pause or an affordability reaction. Sellers with realistic secondary-market pricing should find more liquidity than owners anchored to peak launch conditions.
