Greater Bangkok Condos Outperform Detached Houses In First Five Months

Greater Bangkok's housing market is splitting by product, with bank data showing condominiums and more affordable homes outperforming higher-priced detached houses and shophouses.

Affordability Is Driving The Split

Kiatnakin Phatra data for the first five months of 2026 showed demand differing sharply by location, price and property type. Mid- to lower-priced condominiums and affordable homes performed more strongly, while costly detached houses and new shophouses weakened.

The Condo Overhang Still Matters

The product shift does not erase Greater Bangkok's large unsold condominium stock. Buyers may be selecting cheaper or better-located units, but developers still need absorption rather than more speculative launches.

Credit Conditions Keep Pressure On Expensive Homes

Banks remain cautious where household debt and high ticket sizes reduce affordability. Detached-house buyers therefore have more leverage, especially in locations without strong schools, transport or job access.

Buyer Checks

Purchasers should compare completed inventory, developer discounts, juristic-person finances, mortgage approval likelihood, transit access, competing supply and resale activity. A low launch price is not enough if the building lacks occupancy depth.

Outlook

Bangkok should remain a selective buyer's market. Condos with practical prices and transport access may clear faster, while expensive detached houses and shophouses face longer negotiation cycles. Developers with heavy completed stock may need deeper campaigns before the year-end selling season. Secondary prices in nearby completed buildings should anchor every reservation decision.
