Golf And Puerto Buceo Top Montevideo Apartment Prices In July Index

Montevideo's July property index gave investors a more detailed price map, with Golf and Puerto Buceo leading apartment values while Cerro kept the highest published gross yield.

Premium Districts Led Price Per Metre

The INGAR July index placed Montevideo's median apartment price at USD 2,486 per square metre. Golf led the published apartment ranking at about USD 4,070 per square metre, followed by Puerto Buceo and Villa Biarritz.

Yield Buyers Look Elsewhere

The same index estimated the median apartment gross rental yield at 6.0 percent, with Cerro leading at 11.6 percent gross. That contrast shows how premium liquidity and income yield sit in different neighbourhoods.

Samples Matter In Smaller Segments

INGAR excluded many neighbourhood-product segments because of limited samples or atypical movement. Investors should therefore treat the index as a screening tool, not a guaranteed valuation.

Buyer Checks

Purchasers should compare signed rents, building expenses, taxes, vacancy, maintenance, neighbourhood security, transport and resale depth. Older high-yield apartments can lose income advantage through repairs and common charges.

Outlook

Montevideo remains a neighbourhood-specific market. Golf and Puerto Buceo should attract capital seeking quality and liquidity, while Cerro appeals to investors who can manage higher operating risk for yield. Buyers should wait for signed-rent evidence before capitalising headline yields. Common expenses can quickly reduce the spread between published gross and realistic net returns.
