Fernando De La Mora And Luque Land Drops Give Asuncion Buyers Negotiating Room
Paraguay's August listing data gives buyers a more precise negotiation point: Central-area land softened in Fernando de la Mora and Luque while Asuncion apartment prices eased from July.
Central Land Moved Lower
The Proppy August index reported Fernando de la Mora land prices down 8.8 percent from July and Luque down 5.6 percent. Those are asking-price moves, but they still show where sellers may be meeting more resistance.
Asuncion Apartments Also Eased
Asuncion apartment listings stood at a median USD1,759 per square metre, 2.3 percent below July, with the sample growing to 977 active advertisements. A larger sample can expose stale pricing that was less visible in smaller data sets.
Houses Behaved Differently
Asuncion houses moved the other way, with the median rising to USD1,345 per square metre, up 7.6 percent. That split suggests land component, family space and product scarcity are behaving differently from apartments.
Buyer Checks
Purchasers should compare asking data with deed evidence, building age, parking, amenities, flood exposure, title, zoning and financing. Land buyers in Fernando de la Mora and Luque should verify services and permitted density before negotiating.
Outlook
Asuncion's market remains active but selective. Apartment and Central land sellers may need sharper pricing, while well-located houses can hold value if buyers still prioritise space and established neighbourhood services.
