Dubai's current buyer benchmark is coming from ready-title transfer evidence, where Dubai Hills sales sit beside lower-ticket Business Bay and Arjan apartments in DLD-derived transaction tables.
Ready Transfers Are Cleaner Evidence
Recent transaction data showed ready Dubai Hills units at Elvira and Park Horizon trading around AED 2.7 million for roughly 1,000 square feet. Those deals matter because title changed hands, making them stronger valuation evidence than an off-plan launch price.
Business Bay Has A Different Ticket
The same table showed Business Bay ready units such as Dolphin Tower at a lower absolute ticket and different price per square foot. Arjan trades were lower again, reflecting a different location, tenant pool and building profile.
Off Plan Needs Separate Math
Dubai's transaction volumes remain large, but payment-plan marketing can hide the total cost of handover, service charges and exit timing. A small booking amount is not the same as a low-risk purchase when competing new stock is still entering the market.
What Buyers Should Check
Buyers should compare same-building transfers, view, size, service charges, mortgage eligibility and handover status. Dubai Hills premiums should not be applied automatically to Business Bay, Arjan or outer-community stock.
