Doha Mortgages Dominate Qatar June Trading While Al Rayyan Leads Land Area

Qatar's June bulletin gives buyers a municipality-level map, with Doha leading value and mortgages while Al Rayyan carried the largest share of traded land area.

The Sales Total Was QR1.69 Billion

The Ministry of Justice recorded QR1.692 billion across 541 real estate transactions in June. Doha, Al Rayyan and Al Wakrah led by value.

Municipal Shares Were Different

Doha accounted for QR649.1 million of transaction value, Al Rayyan QR418.4 million and Al Wakrah QR236.2 million. By area, Al Rayyan led with 34 percent, ahead of Doha at 21 percent and Al Wakrah at 20 percent.

Mortgage Risk Is Doha Heavy

June mortgage activity totalled 109 transactions worth QR3.078 billion, with Doha carrying 42 transactions and QR2.582 billion of value. That concentration matters for bank exposure and high-ticket liquidity.

Outlook

Qatar's next signal is whether July keeps Doha value ahead while Al Rayyan supplies more land depth. Buyers should price by municipality and asset type, not national turnover alone.

Qatar Deal Checks

For Qatar, the practical check is whether this local signal is visible in signed contracts, bank approvals, registered transfers, lease negotiations, completed works or enforceable public rules. Buyers should compare Doha, Al Rayyan, Al Wakrah with title documents, service charges, financing terms, physical condition, tax exposure, handover timing, official notices, comparable local evidence, vacancy and realistic exit demand before treating the latest news as a price guarantee.
