Bidders are not only pricing land area; they are pricing whether a public sale can clear in a market where construction costs and end-buyer affordability still limit feasible apartment launches.

Villa Crespo Adds A Smaller Comparable

The Teniente General Eustaquio Frias asset in Villa Crespo starts from a much lower base, near US$306,000, but its location gives investors a second reading on inner-city appetite. A smaller parcel can draw local developers and end users who cannot underwrite a larger Colegiales assembly, so the bid spread between the two lots matters.
