Ciudad De La Costa Apartment Rent Surge Rewrites Montevideo Commuter Comparisons

Uruguay's clearest local housing shift is in Ciudad de la Costa, where apartments have overtaken houses in listing supply and apartment rents have risen enough to change comparisons with Montevideo.

The Coastal Market Changed Shape

A Mercado Libre first-half 2026 analysis reported that apartments now represent 62 percent of listings in Ciudad de la Costa, reversing the 2021 pattern when houses dominated the offer. Houses now account for about 38 percent of supply.

Apartment Rents Jumped The Most

The same study showed apartment rents in Ciudad de la Costa rising 138.7 percent over five years, from about UYU 15,500 to UYU 37,000. House rents rose 55.6 percent to around UYU 28,000.

Demand Still Favours Houses

User enquiries continue to lean heavily toward houses, even though supply has shifted toward apartments. That mismatch matters for developers deciding whether to add density near coastal commuter routes.

What Buyers Should Check

Renters and investors should compare monthly rent, service charges, parking, commute time to Montevideo, beach access and flood or drainage exposure. A higher apartment rent must be backed by convenience and building quality.

Outlook

Ciudad de la Costa is no longer only a house-led suburban market. The next signal is whether apartment demand catches up with the supply shift or whether rents force tenants back toward houses and Montevideo alternatives.
