Cherrybrook Rezoning Opens Path For 10,000 Homes Around Metro Station
Sydney's north-west housing pipeline has a new local marker after the NSW Government approved a Cherrybrook rezoning that could allow nearly 10,000 homes near the Metro station.
Density Moved Far Beyond The Earlier Plan
The approved framework is much larger than the earlier Cherrybrook place strategy that contemplated about 3,200 homes. Towers near Cherrybrook Metro can now reach up to 27 storeys, changing the land-value equation for owners close to the station and raising the future apartment-supply profile of the Hills district.
Infrastructure Will Decide Market Confidence
Community concerns have focused on traffic, parking, school capacity and open space. Those issues matter directly to pricing because a rezoned site is not the same thing as a liveable completed precinct. Buyers will discount projects if schools, roads and station access lag the apartment pipeline.
Detached Homes Face A Different Test
Existing houses near the station may gain redevelopment value, while detached stock outside practical walking distance may face more apartment competition without the same uplift. The map boundary and site assembly potential are therefore more important than suburb-level price averages.
