Chacao's 1,843 Dollar Square Metre Average Keeps Caracas Pricing Above Libertador Liquidity
Venezuela's most useful current housing signal is in Caracas listing data, where Chacao's premium remains far above Libertador even though the latter carries more active supply.
The Caracas Sample Is Active
ZonaVen's July market page listed 1,326 active properties in Caracas, including 684 for sale and 642 for rent. The reported average sale price was about USD 342,036, or roughly USD 1,171 per square metre.
Chacao Carries The Premium
Chacao showed an average sale level around USD 476,000 and roughly USD 1,843 per square metre. Libertador had more listings and lower median pricing, while Baruta and El Hatillo reflected different, often higher-ticket product mixes.
Building Operations Matter
In Caracas, price per square metre is only part of the valuation. Security, water reliability, generator capacity, elevator condition, parking, condominium solvency and dollar-rent depth can move value sharply from building to building.
What Buyers Should Check
Buyers should compare municipality averages with recent listings in the exact building or nearby street. A cheaper Libertador apartment can still be expensive if operating conditions are poor; a Chacao premium needs service reliability.
Outlook
Caracas pricing will remain fragmented. Chacao can defend its premium only where building quality, services, parking, security, condominium solvency and rent demand are visibly stronger than lower-cost alternatives in Libertador or Sucre.
