Chacao And Baruta Keep Caracas Price Premium In August Listings

Caracas' August listing data shows the city's premium still concentrated in Chacao and Baruta, while Libertador carries the largest visible supply.

Active Listings Show A Wide Gap

A current Caracas market dashboard reported 1,322 active properties, including 682 for sale and 640 for rent. Chacao showed a higher average sale price and price per square metre than Libertador and Sucre, while Baruta carried the largest average sale ticket.

Rental Data Confirm The East-Side Premium

Separate rental aggregation for Distrito Capital placed Chacao's median apartment rent above Baruta, Sucre and Libertador. Libertador had the largest number of rental listings, but the east-side municipalities held the premium demand signal.

Asking Prices Need Liquidity Checks

The market is heavily dollar-referenced and can be thin in some segments. A high asking price in Chacao or Baruta should be tested against actual recent closings, building quality and service reliability.

Buyer Checks

Purchasers should verify title, condominium solvency, dollar-payment terms, utilities, water, power backup, security, parking and comparable closed deals. Renters should inspect service continuity before focusing only on monthly rent.

Outlook

Caracas should stay segmented. Chacao and Baruta will likely retain premium pricing where buildings offer reliable services, while broader liquidity depends on sellers accepting evidence-based discounts. Dollar liquidity and verified condominium solvency will decide which listings convert. Owners in Libertador may need sharper pricing to compete with better-serviced eastern buildings.
