Caracas' USD1171 Per Square Metre Average Masks Chacao And Libertador Price Gaps

Venezuela's clearest current property signal is in Caracas listing data, where the city average hides large gaps between Chacao, Libertador, Baruta and Sucre.

The Caracas Sample Is Large

ZonaVen's July index listed 1,326 active Caracas properties, including 684 for sale and 642 for rent. The average sale price was about USD 342,036, or roughly USD 1,171 per square metre.

Chacao Commands A Premium

Chacao averaged about USD 1,843 per square metre, far above Sucre and Libertador. Libertador carried more inventory and lower median pricing, while Baruta and El Hatillo had different high-ticket house and apartment mixes.

Rents Show A Separate Market

Propiedash rental data updated in late July showed Caracas as the deepest rental sample, with apartment, office, retail and house rents reported separately. Dollar rents and building services are therefore central to investment underwriting.

What Buyers Should Check

Buyers should compare exact building services, generator capacity, water reliability, security, parking, condominium solvency and dollar-rent depth. A cheaper municipality can be expensive if operating conditions are weak.

Why Building Services Set The Real Price

In Caracas, two apartments with similar size and municipality can have very different values if one has reliable water, elevators, security and parking. Buyers should price operating resilience before comparing headline dollars per square metre.

Outlook

Caracas pricing will stay fragmented. Chacao can defend premiums where services and security are strong, while Libertador and Sucre need building-level proof to overcome lower average values.
