Caracas Listings Put Chacao's 1,843 Dollar Per Square Metre Price Above Libertador Liquidity

Venezuela's most useful current housing signal is the Caracas listing split, where Chacao pricing remains far above Libertador while rental supply is still measured building by building.

The Caracas Sample Is Active

ZonaVen's July Caracas market page listed 1,326 active properties in the capital, including 684 for sale and 642 for rent. The reported average sale price was about USD 342,036, or roughly USD 1,171 per square metre, with average advertised rent near USD 1,865 per month.

Chacao Carries The Premium

By municipality, Chacao showed an average sale level around USD 476,000 and USD 1,843 per square metre, while Libertador had more listings, lower median pricing and a lower average price. Baruta sat higher by average sale price, but its product mix differs from central apartment stock.

Micro Locations Matter

Street-level aggregators show much lower medians in specific corridors such as La California Norte, where the asset mix includes offices and a small number of apartments. Caracas buyers need to compare building security, utilities, parking, elevator condition and dollar-rent depth before using municipality averages.

What Buyers Should Watch

Caracas buyers should compare municipality averages with building-level services, generator capacity, water reliability, security and parking. A cheaper apartment can become expensive if basic operating conditions are weak.

Outlook

Caracas pricing will remain highly fragmented. Chacao can defend a premium only where services and building quality are demonstrably stronger than cheaper Libertador alternatives.
