Caracas Dollar Listings Split Between Libertador Volume And Chacao Premiums
Caracas' August listing data shows a heavily segmented dollar market, with Libertador carrying the largest visible supply while Chacao and Baruta maintain higher price markers.
Supply Is Concentrated But Premiums Sit East
A current Caracas dashboard counted 1,312 active properties, with 676 for sale and 636 for rent. Libertador had the largest sale and rental counts, while Chacao showed about USD1,862 per square metre and Baruta carried a higher average sale ticket.
Apartment Prices Vary By Bedroom Count
The same data placed Caracas apartments around USD1,373 per square metre on average, but one-bedroom and two-bedroom units showed higher per-metre pricing than larger units. That reflects affordability and liquidity rather than simple size preference.
Dollar Pricing Needs Closing Evidence
Most listed prices are dollar-denominated, but thin transaction evidence can make averages unstable. A seller in Chacao or Baruta may ask for a premium, but buyers should demand proof from closed deals and building-specific service reliability.
Buyer Checks
Purchasers should verify title, RIF and identity documents, condominium solvency, municipal payments, utilities, water continuity, power backup, parking and registration procedure. Renters should inspect service continuity before comparing only headline rent.
Outlook
Caracas should stay divided between volume-driven Libertador and premium eastern municipalities. Buildings with reliable services and clean documents will convert faster than listings that rely only on a prestige address.
