Caracas listing data for August shows a wide split between municipalities, with Chacao and Baruta commanding higher sale prices and rents than the broader city average.
The Active Market Is Dollar-Based
A current Caracas dashboard shows more than 1,300 active sale and rental listings, with average sale and rent figures quoted in dollars. Apartments dominate visible listings, while office, retail and house segments show very different price-per-metre levels.
Municipality Premiums Are Large
Chacao carries higher average rent and sale values than Sucre or Libertador, while Baruta shows a large average sale ticket. Buyers should not rely on a single Caracas number when the municipality and micro-location explain much of the price.
