Buenos Aires July Escrituras Drop Puts Mortgage Buyers Back In Negotiation Mode
Buenos Aires buyers have a clearer bargaining signal after July deeds in the city fell from a year earlier and mortgage-backed purchases weakened sharply.
Local Trigger
Local reporting based on Colegio de Escribanos data showed City of Buenos Aires purchases slipping about 9 percent from July last year, while operations with mortgage financing fell more than 31 percent. The shift is local because it changes the price discussion inside CABA, especially for used apartments that had been marked up after last year's credit revival.
Market Segment
The pressure is most visible in resale units where sellers still expect mortgage-era demand. Palermo, Caballito, Villa Urquiza and Belgrano listings can still attract traffic, but overpriced older stock is now meeting counteroffers rather than automatic reservations. Construction-cost increases also make buyers more cautious about units needing renovation.
Who Is Affected
Households dependent on UVA or bank credit face the hardest filter because the same asking price now has to clear both appraisal and monthly-payment tests. Cash buyers gain leverage, while sellers with realistic tasaciones can still transact because deed volumes remain high by historical standards.
Buyer Checks
Buyers should compare the latest escritura evidence with block-level asking prices, building expenses, repair reserves, mortgage approval timing and dollar settlement terms. Sellers should separate genuine comparable closings from old portal prices that no longer reflect the credit slowdown.
Outlook
The next CABA data will show whether July was a temporary pause or the start of a deeper reset. For now, Buenos Aires looks less like a frozen market and more like a market where financing risk has restored real negotiation.
