Bragado And Mexico Lots Set September Auction Benchmarks For Buenos Aires Buyers
Buenos Aires buyers have a new public-price test after Banco Ciudad scheduled another online auction round for vacant-estate properties, including low-ticket homes in Bragado, Monserrat and other city addresses.
The September Catalogue Moves The Floor
The official auction notice lists a Bragado 6121 ground-floor and roof-terrace unit with a base near USD 36,850 and a Mexico 1286 first-floor unit with a base near USD 26,130. Those prices are not normal asking values, but they give cash buyers a transparent floor for smaller CABA assets where private sellers often test higher expectations.
Small Units Need Legal Pricing
Auction buyers are not only bidding on square metres. They are taking on possession checks, title-chain timing, condominium debts, unpaid services and possible repair work. A low entry figure can disappear quickly if the file contains old expenses or the unit needs heavy refurbishment before rental.
Neighbourhood Demand Is Uneven
Bragado, Monserrat and older central corridors attract different users from Palermo or Recoleta. Investors should compare each lot with deeded resale evidence in the same blocks, not with a broad Buenos Aires average.
Buyer Checks
Bidders should review the succession file, inspection schedule, deposit requirement, taxes, building administration statement and resale comparables before setting a ceiling. The final winning bid matters less than the all-in cost after regularisation.
Outlook
The next signal will be whether September bidding closes near base prices or above them. Disciplined results would confirm cautious investor demand, while aggressive bidding would show that public auctions are becoming a scarcity channel for small Buenos Aires units.
