Bogota Licence Surge Meets Fewer Habilitated Homes In Fontibon And Suba Supply Test

Colombia's local housing signal is clearest in Bogota, where approved new housing units jumped in the first quarter even as habilitated homes and official new-home prices give buyers a more cautious benchmark.

Licences Rose Sharply

Bogota habitat observatory data show approved new housing units increasing 192.8 percent in the first quarter, from 4,190 units a year earlier to 12,272. VIS approvals were especially strong, which points to future supply rather than immediate delivered inventory.

Habilitated Homes Tell A Different Story

New homes habilitated with final water and sewer connections fell 23.4 percent to 13,358 through March, and Fontibon, Suba and Puente Aranda concentrated a large share of VIP and VIS habilitated units. That gap matters because buyers need delivered, serviced homes, not just permits.

Prices Still Need Official Anchors

DANE's new-housing price index rose 2.79 percent in the first quarter from the previous quarter. Banco de la Republica's monthly new-home series also tracks Bogota, Medellin, Cali and nearby municipalities, giving sellers less room to rely on unsupported neighbourhood premiums.

What Buyers Should Check

Bogota buyers should ask whether a project has a licence, a construction start, utility connections and financing in place. In Medellin or Cali, comparable sales and building costs should be checked separately rather than borrowed from Bogota's supply cycle.

Outlook

The next Bogota test is conversion from licences into starts and completed homes. Until that happens, the market has more future supply on paper than certain near-term delivery.
