Bogota Building Licences Jump While New Home Price Data Keeps Medellin Comparables In Focus

Colombia's local housing read is strongest in Bogota, where city observatory data show a surge in approved new housing units even as official price indices keep buyers focused on hard comparables.

Bogota Licences Rebounded

Bogota's economic and habitat observatories reported that approved new housing units in the first quarter rose sharply from the same period of 2025. The increase was led by both social-housing and non-social-housing approvals, meaning the city is adding future supply across more than one segment.

Starts Are More Moderate

The same local data show housing starts growing by a much smaller rate, with VIS units still a large share of activity. That gap matters because approved units do not immediately become delivered apartments; financing, sales velocity and construction timing decide when supply reaches buyers.

Price Benchmarks Are Official

DANE's first-quarter new-housing price index rose 2.79 percent from the prior quarter, while Banco de la Republica's monthly new-housing index tracks Bogota, Medellin, Cali and surrounding municipalities. Medellin sellers in El Poblado or Laureles need local support for premiums, not just city reputation.

What Buyers Should Watch

For Bogota projects, the local check is whether licences, starts and utility connections all point in the same direction. For Medellin, building age, short-stay exposure and administration fees can overwhelm a broad city-price comparison.

Outlook

Bogota's next test is whether licence growth becomes actual starts and sales. Buyers should separate projects with financing and utility connections from paper approvals that may arrive late.
