Boedo And Recoleta Estate Auctions Reset Late August CABA Price Floors
Buenos Aires buyers have a fresh public-price signal after Banco Ciudad announced a late-August online auction of seven vacant-inheritance properties across Boedo, Balvanera, Almagro and Recoleta.
The Catalogue Is A Negotiation Benchmark
The new auction round starts with a two-room apartment in Boedo at about USD 31,490 and reaches a Recoleta three-room apartment on Avenida Santa Fe at about USD 119,398. These are base prices, not clean resale comparables, but they give cash buyers a transparent floor in neighbourhoods where private asking prices often move slowly.
Vacant-Inheritance Stock Carries Extra Friction
The properties are being sold through the city's vacant-estate channel, so bidders need to price legal timing, possession, building expenses, tax debt and repair work. A low starting price can be attractive only if the all-in regularisation cost remains below nearby deeded resale evidence.
Neighbourhoods Are Not Interchangeable
Boedo and Balvanera serve a different buyer pool from Recoleta. Investors should compare walk-up stock, service charges, transport access and likely rental depth block by block instead of applying a broad CABA average.
Buyer Checks
Bidders should review the auction file, condominium debt, inspection conditions, deposit requirement, payment currency conversion rules and the exact percentage being sold before setting a ceiling. Partial interests need more caution than full-title apartments.
Outlook
Late-August bidding will show whether smaller CABA assets still clear near legal base prices or whether investors are willing to pay up for scarce transparent inventory. Conservative results would strengthen buyer discipline in private negotiations.
