Belvedere Leads Montevideo Yield Hunt As Coastal Prices Stay Expensive
Montevideo investors are getting a more local yield map, with INGAR's July opportunities data putting Belvedere, Piedras Blancas and Cerro ahead of the coastal districts for income.

INGAR's July table showed Belvedere at a 12.9 percent gross yield, Piedras Blancas at 11.0 percent and Cerro at 11.6 percent, each with very low months of stock.
Prices Explain The Gap
June index data put citywide apartment asking prices around USD 2,539 per square metre, while Piedras Blancas sat below USD 1,000 per square metre. Golf and Puerto Buceo remained far more expensive.

INE's rental activity series showed May average rents rising modestly in pesos, while neighborhood-level contract counts lag market listings. Investors should compare listing yields with registered rental evidence.
