Bangkok Office Vacancy Gives Condo Investors A New CBD Demand Test
Thailand's Bangkok property market is no longer only a condominium launch story, as updated office-market data show available space large enough to affect CBD rental assumptions.
Office Availability Is Visible
OfficeBangkok's July snapshot tracked 302 buildings with complete area data, estimated occupancy of 85.2 percent and about 1.29 million square metres available. The median asking rent was around THB 650 per square metre per month.
CBD Condo Demand Depends On Jobs
Older Grade A and secondary offices compete with new towers, and tenant moves affect where executives, expatriates and office workers rent homes. Condo investors need to watch leasing demand, not only unit launches.
Launches Remain Selective
Bangkok's first-quarter condo launches were concentrated away from the CBD, with no central business district projects in that period. That makes existing CBD stock a different risk from suburban new supply.
Outlook
Thailand's next signal is whether office absorption improves before more condo stock arrives. Bangkok buyers should compare building vacancy, BTS access and tenant demand before underwriting CBD rents.
Thailand Deal Checks
For Thailand, the practical check is whether this local signal is visible in signed contracts, bank approvals, registered transfers, lease negotiations, completed works or enforceable public rules. Buyers should compare Bangkok, office vacancy, condominiums with title documents, service charges, financing terms, physical condition, tax exposure, handover timing, official notices, comparable local evidence, vacancy and realistic exit demand before treating the latest news as a price guarantee.
