Bangkok Condo Index Edges Up As Foreign Transfers Shift Away From China
Thailand's condominium market is sending mixed local signals, with the Bank of Thailand's Bangkok condo price index edging higher while REIC data shows foreign transfers falling and buyer nationalities diversifying.
For Thailand buyers and sellers, the practical question is how this development changes the next signed contract around Bangkok, condominiums, Bank of Thailand: which homes become more financeable, which listings need a discount, and which premiums are unsupported by official data, registered transactions or documented delivery.
Price Indexes Are Still Firm
Bank of Thailand data through May 2026 showed the Bangkok and vicinities condominium price index above April's level, even as broader residential indices moved only gradually.
Foreign Transfer Volume Is Weaker
REIC reported that first-quarter condominium transfers to foreign nationals fell in units, value and area, led by a sharp decline in Chinese purchases. Russian, Indian and Australian buyer activity grew from smaller bases.
Bangkok Projects Need A New Buyer Mix
Developers can no longer assume that Chinese demand will absorb every investor-oriented tower. Projects need local end users, diversified foreign demand and realistic rent evidence near transit.
What Buyers Should Check
Buyers should compare transfer data, building occupancy, foreign quota, maintenance fees, rental legality, BTS or MRT access and resale listings in the same project.
Outlook
Bangkok condos can remain liquid where prices match local income and transport value. Investor-heavy buildings exposed to one foreign-buyer group should face more negotiation pressure.
