Asuncion House Prices Jump While Apartment Median Slips In August Index

Paraguay's August listing index shows Asuncion moving in different directions by property type, with house prices rising while apartment asking prices eased from July.

Apartments Softened Slightly

The Proppy August index placed Asuncion apartments at a median USD 1,759 per square metre, about 2.3 percent below July, based on a larger sample of active listings. That gives buyers a cleaner view of asking-price drift than a small portal snapshot.

Houses Moved The Other Way

Asuncion houses recorded the sharpest monthly increase in the index, with the median price per square metre rising 7.6 percent from July. The contrast suggests family-sized homes and apartments are not responding to the same demand pressures.

Central Land Became Cheaper

The index also showed land prices falling in parts of the Central department, including Fernando de la Mora and Luque. That matters for developers comparing apartment projects with lower-cost peripheral land assembly.

Buyer Checks

Purchasers should compare asking prices with signed deeds, neighbourhood sample size, building age, common expenses, parking, street access and flood exposure. Published listings are useful but not a substitute for closing evidence.

Outlook

Asuncion's market looks segmented rather than uniformly rising. House sellers may test higher prices, while apartment buyers can use the larger listing sample to negotiate more firmly if units remain unsold.
