Asuncion Apartment Median Holds At USD1759 Per Square Metre In August Index
Paraguay's August listing index gives Asuncion buyers a fresh neighbourhood benchmark, with apartment asking prices holding near USD 1,759 per square metre.
The Index Adds A Monthly Yardstick
Proppy's August market observatory placed Asuncion apartments at a median USD 1,759 per square metre, about 2.3 percent below July, with the apartment sample rising to 977 listings. The range was wide, roughly USD 1,488 to USD 2,129 per square metre.
Houses Moved Differently
The same index noted Asuncion houses rising 7.6 percent from July, while Central Department land softened in Fernando de la Mora and Luque. That product split is more useful than a single citywide story.
Asking Prices Need Transaction Discipline
The data are published listing prices, not final deed values. Developers and buyers should use them as a screening tool, then test against actual negotiation, building quality and financing conditions.
Buyer Checks
Purchasers should verify title, municipal approvals, construction permits, condominium rules, parking, common expenses, neighbourhood security and recent comparable closing evidence. Land buyers should check frontage, zoning and infrastructure.
Outlook
Asuncion's apartment market looks more selective than overheated.
