Arraijan June Permit Area Turns Panama Oeste Into Delivery Risk Test

Arraijan has become Panama's local supply signal after first-half private-construction approvals multiplied, pushing buyers to ask whether west-side permits will become absorbed homes.

The Permit Area Jumped

INEC-based reporting showed Arraijan approving 135,941 square metres of private construction from January to June, roughly six times the 22,825 square metres approved a year earlier. The district accounted for about 15 percent of approved construction area nationally in the period.

June Shows The Acceleration

The year-over-year comparison was especially visible in June, when approved area moved from a negligible base in 2025 to more than 30,000 square metres in 2026. That suggests developers are reopening a pipeline that had been delayed or frozen.

Westward Growth Needs Infrastructure

Arraijan and Panama Oeste can offer lower entry prices than central Panama City, but buyers still price bridge access, commuting time, water, schools and retail depth. A permit surge can become oversupply if infrastructure and absorption lag.

Buyer Checks

Purchasers should verify permit status, developer track record, delivery stage, utility connections, access roads, title, monthly fees and comparable sales in the same corregimiento. Investors should separate pre-sale incentives from completed rental evidence.

Outlook

Arraijan's permit surge should bring more choice to Panama Oeste. The next useful signal is whether approvals convert into registrations and occupied units without forcing sellers into larger discounts.
