Arjan's AED110 Million Land Sale Tests Dubai Plot Values Against Ready Apartment Transfers

Dubai's current local signal is the contrast between large land transactions in Arjan and Al Khail Heights and ready-apartment transfers in Dubai Hills, Business Bay and other districts.

The Land Deal Was Specific

Dubai REST data reported a sale of an Arjan plot measuring about 6,577 square metres for AED 110 million and a mortgage transaction on an Al Khail Heights plot for AED 123 million. These deals expose land pricing at a different scale from apartment resale evidence.

Ready Transfers Give Cleaner Comparables

DLD-derived transaction tables recently showed ready Dubai Hills units at Elvira and Park Horizon around AED 2.7 million, alongside lower-ticket Business Bay and Arjan unit transfers. Ready title evidence is stronger than payment-plan marketing.

District Mix Changes Risk

Arjan land pricing depends on development assumptions, future supply, approvals and absorption. A ready apartment buyer is underwriting service charges and resale liquidity; a land buyer is underwriting a pipeline and build-out period.

Dubai buyers should compare same-building transfers, plot controls, service charges, handover status, mortgage eligibility and recent land values by square metre. A headline AED value needs conversion into usable buildable economics.
