Rosario Parish Listings Put Caracas Prices Above Wider City Median

Caracas listing data updated for September shows sharp differences between high-volume parishes and the wider city apartment median.

City Snapshot

The latest Caracas market page put the city price reference near USD1,040 per square metre, with a two-bedroom apartment reference around USD95,000 and median rent near USD850 per month. The data covered more than 2,300 monitored listings.

Parish Spread

Nuestra Senora del Rosario carried a much higher median sale level, with monitored data around USD1,890 per square metre and a median sale near USD408,000. El Recreo, El Cafetal, La Candelaria, Los Palos Grandes and La Tahona showed different price and rent profiles, underscoring how uneven Caracas remains.

Who Is Affected

Dollar-income renters and buyers can support premium areas, but local-income households face a much tighter affordability equation. Sellers in expensive parishes should prove building services, security and generator or water reliability. Investors must test tenant depth before assuming headline rents are collectible.

Purchasers should verify title, condominium solvency, utilities, water storage, generator access, security, parking, dollar payment terms, legal representation and recent sales in the same parish. A high neighborhood median is weak evidence if the building has unresolved maintenance.

Outlook

Caracas pricing will remain parish-specific. Better serviced buildings can defend a premium, while weaker stock needs realistic discounts to attract dollar buyers.
