Miami July Sales Recover But Inventory Drop Keeps Buyers Selective

Miami's July housing data shows a partial sales recovery, but reduced inventory and slower market conditions still leave buyers comparing each listing carefully.

Recent local market reporting put Miami home sales just under 2,000 in July, up 6.2 percent from a year earlier. Through the first seven months of 2026, sales reached about 14,225, ahead of the same period in 2025 but still below the pre-pandemic pace recorded in 2019.

Inventory Tension

The same market read said inventory was more than 10 percent lower year over year, while homes were taking longer to sell and buyers retained leverage in negotiations. Nationally, higher mortgage rates and weak mobility continue to keep many owners from listing.

Who Is Affected

Miami buyers have to balance fewer choices against more negotiating room on stale listings. Sellers with clean, well-priced homes can still attract demand, but overpricing is harder to defend. Investors must test insurance, HOA fees and rental restrictions as part of the yield.

Florida Checks

Purchasers should verify flood zone, insurance quote, condo reserves, special assessments, building recertification, days on market, price reductions, comparable sales and rental rules. A year-on-year sales gain does not remove building-specific risk.

Outlook

Miami should stay selective rather than frozen. Buyers with firm financing can negotiate, but the best leverage is on listings where carrying costs and condition are fully visible.
