Montevideo renters and investors have a clearer lease benchmark after June contract data separated new rents from the stock of existing agreements.

Market summaries based on INE data put Montevideo's cleaned average for new June rental contracts near UYU23,814 per month and existing contracts near UYU23,442.
Why The Split Matters
A new lease reflects current asking and negotiation conditions more directly than a contract signed months or years earlier. Pocitos, Cordón, Centro, Cerro and coastal districts carry different rent- to-price relationships, so a city average should be used carefully.

Tenants renewing now should compare their proposed rent with new-contract data and nearby listings. Investors need to test gross yield against management, taxes, maintenance and vacancy. Sellers cannot rely on a citywide rent average if the building has weak amenities or poor transport.
