August Nationwide Uptick Leaves London Buyers Waiting On Mortgage Approvals

UK house prices edged up in August, but London buyers still face a cautious market shaped by weak approvals and high private rents.

Bank of England mortgage approvals for July were reported at the lowest level since January 2024, while ONS data showed average UK private rent rising 3.7 percent year on year to July. London remains the highest-rent region even where annual rent inflation has been softer than elsewhere.

London first-time buyers may see slightly improved affordability if wage growth outpaces prices, but mortgage rates still cap borrowing. Sellers need realistic pricing where approvals are thin. Renters face fewer easy choices if purchase delays keep them in the private rented sector.
