Six City August Transfers Hit Ten Year Low As Taipei Buyers Pause
Taiwan's six major cities reported a sharp August cooling, reversing July's better tone and putting credit policy back in focus.
August Volume Drop
Local real estate reporting on 2 September said building ownership transfers across the six special municipalities totalled 15,723 in August, down 23.3 percent from July and 5.6 percent from a year earlier. The total was described as the lowest August level in about a decade.
City Breakdown
Taipei recorded 1,752 transfers, New Taipei 3,619, Taoyuan 3,126, Taichung 3,260, Tainan 1,319 and Kaohsiung 2,647. Tainan had the smallest six-city count and the steepest annual decline, while Taipei and Kaohsiung were among the few with year-on-year gains in some reports.
Who Is Affected
First-home buyers may delay decisions while central-bank credit controls remain uncertain. Sellers in Taipei and New Taipei need to price around fewer completed transfers. Developers face a clearer absorption test if pre-sale demand does not translate into registrations.
Buyer Checks
Purchasers should verify loan quota, down-payment capacity, transfer history by district, pre-sale contract terms, parking, building age, management fees and flood or typhoon exposure. A July rebound should not be treated as a lasting recovery without August evidence.
Outlook
Taiwan's September market will depend heavily on credit-policy signals and weather-delayed demand. Buyers with firm financing should gain more negotiation room.
