Qatar's August transaction bulletins show residential-unit demand concentrating in Lusail while Doha remains the broader municipal trading centre.

The Ministry of Justice weekly bulletin for 16 to 20 August recorded about QR314.5 million in sale contracts, with residential-unit contracts near QR55.8 million. Earlier August reporting put another weekly total above QR353 million and showed Doha leading municipalities by deal count.
Lusail Concentration
Lusail 69 stood out in the residential-unit segment during early August, while The Pearl, Al Wukair, Al Kharayej, Al Gharafa and other areas appeared across later bulletins. July apartment analysis also showed unit value clustered heavily in The Pearl Island, Al Kharayej and Lusail.
Who Is Affected
Apartment buyers in Lusail and The Pearl need to compare foreign-ownership rules, service charges and rental depth. Doha villa and land buyers face a different liquidity profile. Developers can cite weekly volume, but buyers should test each zone separately.
Transaction Checks
Purchasers should verify Ministry of Justice registration, property type, price per square metre, title rights, service charges, mortgage terms, community completion, rental permits and comparable transactions. A high weekly total does not make every subdistrict equally liquid.
Outlook
Lusail should remain a key residential-unit test for Qatar, but pricing power will depend on documented transactions and the depth of end-user demand.
