CDMX August Price Index Lifts Apartment Sellers Above July Benchmarks
Mexico City sellers enter September with firmer apartment-price evidence after August listing data moved above the prior month.
August Price Move
A September market update for Ciudad de Mexico put the apartment price index near USD3,582 per square metre, based on monitored listings. Its history table showed August at about USD3,645 per square metre, up 2.2 percent from July, with a two-bedroom apartment reference near USD381,075 and median rent near USD646 per month.
Neighborhood Spread
The citywide figure masks wide differences between Pedregal, central apartment zones, lower-cost eastern areas and land-heavy listings. Apartments, houses, land and commercial property also use different square-metre bases, so buyers should avoid mixing them into one valuation.
Who Is Affected
Sellers in better-located apartment buildings can point to firmer August evidence, but tenants and owner-occupiers still face affordability limits. Investors need rent depth by colonia, not just a sale-price index. Developers must show why new stock deserves a premium over resale units.
CDMX Checks
Purchasers should compare building age, seismic documentation, condo fees, parking, elevator condition, water reliability, notary costs, neighborhood safety, rent controls where relevant and recent listings within the same colonia. A monthly index does not replace building-level due diligence.
Outlook
CDMX apartment pricing has upward momentum, but September negotiations should remain local. Buildings with strong services and realistic rents will defend prices more easily.
