Bukit Chagar RTS Completion Focuses Johor Bahru Demand On Causeway Flats

Johor Bahru buyers are repricing walkable city-centre stock after the Bukit Chagar RTS station structure reached a key completion milestone in August.

Recent Johor Bahru market analysis tied 2026 demand to the Bukit Chagar RTS Link terminus and the Ibrahim International Business District. The station milestone focuses attention on flats within practical reach of the causeway, CIQ and future cross-border rail service.

Overhang Still Matters

The RTS story does not erase Johor's serviced-apartment overhang. R&F Princess Cove, Tanjung Puteri, Straits View and Kebun Teh listings show a wide ticket spread, with compact units competing against larger older apartments and new projects scheduled years ahead.

Who Is Affected

Singapore-linked commuters may pay for convenience only where walking distance and handover timing are clear. Local buyers still compare affordability, parking, maintenance fees and actual rental demand. Developers near Bukit Chagar have stronger marketing language, but they must prove absorption.

Buyer Checks

Purchasers should verify title tenure, completion date, strata status, maintenance fund, sinking fund, parking rights, pedestrian access to RTS, rental rules, foreign-buyer thresholds and comparable subsale evidence. Rail proximity is valuable only if daily access is practical.

Outlook

Johor Bahru's RTS premium should concentrate around usable access, not every project with a city- centre address. Buildings with transparent costs and real walking routes should perform best.
