Palermo Listings Push Buenos Aires Two Bedroom Budgets Above Caballito

Buenos Aires buyers are getting a fresh neighborhood comparison as late-August listing data put Palermo well above several high-volume apartment districts.

Market data updated at the end of August put Palermo apartments around USD3,313 per square metre, with a two-bedroom reference near USD220,000 and median rent near USD700 per month. The same city table showed Caballito closer to USD2,331 per square metre, Belgrano near USD3,196, Recoleta near USD2,586 and Balvanera near USD1,642.

Budget Gap By Barrio

The spread matters because Palermo is not competing only with other premium addresses. A buyer comparing Palermo Soho, Palermo Hollywood, Caballito and Villa Urquiza is comparing walkability, building age, expenses, nightlife, subway access and tenant depth. A lower ticket in Caballito may buy more space, while Palermo may defend its price through stronger furnished-rental demand.

Who Is Affected

Owner-occupiers face the risk of paying a lifestyle premium just as dollar budgets remain tight. Investors need to separate gross rent from expenses, vacancy and currency conversion. Sellers in Palermo can point to depth of monitored listings, but they still need recent comparable evidence inside the same submarket.

Diligence Checks

Purchasers should compare recent listings by street, building condition, floor level, monthly expenses, elevator status, rental restrictions, tax exposure and actual lease terms. A district median is useful only as a starting point; older stock near busy avenues can trade differently from renovated units near parks and transit.

Outlook

Palermo should keep a premium where rental liquidity is visible, but Buenos Aires buyers now have enough barrio data to push back when a two-bedroom price ignores nearby alternatives.
