Thane's Rs 2,800 Crore TDR Warning Raises Ghodbunder Road Density Risk After MahaRERA Relief

India's Mumbai-region property risk shifted to Thane this week, where a large TDR warning is forcing buyers to price infrastructure capacity as carefully as project possession dates.

Local political parties warned that releasing Transfer of Development Rights worth about Rs 2,800 crore for Chitalsar Manpada land could strain civic infrastructure along Ghodbunder Road. The issue is not simply more construction; it is whether roads, water, drainage and services can absorb added density.

MahaRERA Relief Changes Timelines

MahaRERA has also granted an automatic four-month extension to eligible projects under force majeure, citing external disruptions. For buyers in Thane, Mumbai and Pune, that can shift possession expectations, payment milestones and delay-claim calculations.

Density Is A Price Filter

Ghodbunder Road has drawn end-users because it offers relative affordability and access within the Mumbai metropolitan region. Extra development capacity can create supply and land value, but daily congestion and utility strain are costs borne by residents.

What Buyers Should Check

Buyers should request the current RERA completion date, the developer's revised possession schedule and evidence of local infrastructure upgrades. A project that benefits from extra FSI or nearby TDR should also explain parking, water and traffic assumptions.
